Strong demand continues for owner-user industrial buildings in North San Diego County. With very few buildings of this size available for sale or lease, prices are expected to climb in 2021, says Chris Baumgart, JLL SVP.

With that demand in mind, Island Batik purchased a freestanding 14,725-square-foot industrial building located at 2768 Loker Ave. West in Carlsbad for $3.095 million. Island Batik will occupy 10,600 square feet of the building.

JLL’s Baumgart and Steven Field represented the seller, J&L 2768 Loker LLC, in the transaction. Island Batik was represented by Conor Boyle and Tyler Stemley of Colliers.

2768 Loker Ave. West is adjacent to Palomar Airport Road near Interstate 5 Freeway. The building features two grade-level loading doors, 16- to 18-foot clear height, 600 amps of power, newly installed roof and signage visibility.
